LiviosIt goes without saying that you hire an architect for new construction, but what about a renovation project? Are you also obliged to take one of those? Or are there exceptions? Construction site Livios provides an explanation.

It is best to call on an architect for work for which this is legally required. If you don’t, you risk prosecution. Moreover, you also run another risk: if your contractor does poor work, you will not be able to claim (full) compensation for this because there was no mandatory inspection by an architect.

When to hire an architect?

In principle, you must call on an architect for any building that requires an urban development permit. This is not necessary for small works or for works that have little to do with construction, such as installing a plasterboard partition wall.

You can assume that for works for which a simple file composition is sufficient, no cooperation from an architect is required. The demolition of detached structures or buildings, or the change of destination of the number of residential units, does not require the intervention of an architect for the permit application.

You need an architect if…

In the event of renovation work or work on the facades that change the stability, architectural character or formal qualities of the building, an architect is indeed required. This is also the case for all renovation works associated with a volume expansion.
