Besix RED has been trying for years to set up a residential project in the vacant hall between Waterloosesteenweg and Léon Jouretstraat where Delhaize Molière found shelter until a few years ago. However, the consultation committee has already sent the plans back to the drawing board several times.

In the developer’s latest attempt, the site was to have 52 apartments with 2,250 square meters of commercial space on the ground floor and around two thousand square meters of green space around it. In addition, an underground parking lot with 67 spaces and a bicycle parking lot with 84 spaces were planned.

However, these plans have already met resistance from local residents who consider the project too large-scale, fear enormous densification of the neighborhood and see a “gated community” in the new inner street (see photos).

Living quality

The unanimous negative advice from the consultation committee, consisting of representatives of the municipality and the region, largely follows that reasoning and states that the project “detriments the living quality” of the neighboring buildings. “The project does not meet the needs of the neighborhood and will result in a loss of privacy, light and sunlight for the surrounding buildings,” it said.

In addition, according to the committee, the plans also pay insufficient attention to the heritage and history of the neighborhood. The building of the former indoor roller skating rink dates from 1907 and was renovated in 1934 with art deco elements on the facade. However, it is not classified, despite a request from the municipality of Ixelles to do so.
